Can't afford an agent? How about jail time?

I got a call recently from a friend who decided that they could not afford a to list their home with a real estate professional due to market conditions in their neighborhood. Very understandable. As a full time REALTOR®, I hear that a lot these days.

They were able to successfully get their home under contract by having open houses and using fliers....and reducing their price to close to their existing loan balance. There are tons of homes marketed in their subdivision. At last check it was almost 28!

Low and behold, they received a phone call asking them to rewrite the contract and date it for a month prior to the actual contract date. Now, I am not an attorney, however, that seems like it would be loan fraud to me. The intention appeared to be so that the buyer could get the first time home buyer tax credits. Ok, now I bet you are talking Federal charges.

So, this is something a reputable lender would NEVER ask you to do. A professional REALTOR® would never suggest that you do this. Loan fraud is arguably one of the scenarios that helped to bring the real estate market to it's knees and is being heavily investigated. The IRS is even posting warnings about this type of activity. But come on, who really wants to visit the IRS website.

If you think you cannot afford a REALTOR.®, you may want to reconsider. Call us, if we can't help you, we know someone who can!

Help for Middle and Low income Homebuyers Starts January 1, 2010

Clint Zwifel, Treasurer of the State of Missouri announced that Missouri Housing and Development Commission (MHDC) will provide tax relief to thousands of qualifed families purchasing homes in the new year.

Some of the things the package provides for are as follows:

1. $15 million to pay the first year of taxes for qualified families making less than $100,000 per year on homes purchased after January 1, 2010.

2. $15 million to finance and construct affordable multifamily housing.

3. $5 million to continue to assist qualified buyers with downpayments and closing costs when purching a new or existing home.

4. Addtional assistance to qualified buyers purchasing energy efficient homes or energy saving appliances.

According to Mr. Zweifel, the money to fund these programs will come from MHDC's reserve funds and previously allocated federal recovery funds provided to the State of Missouri.

Be prepared to sober up Saint Louis!

Ok, so most of us do not go to Grant's Farm or the Brewery to get free beer, but it may soon be a thing of the past. InBev has announced that they will not keep the hospitality centers at the Busch Theme Parks. They are eliminating the free beer and adding cafes. Aren't there enough places to spend your money at a theme park?

According to the Saint Louis Business Journal, there is no plan to eliminate the sampling at the Brewery or Grant's farm, but it only took a few weeks for InBev to institute layoffs in Saint Louis, so who really believes them?

Saint Louis has a ton of free things available to its residents and I hope that we do not see them disappear one by one.
